The finish line is in sight. You can hear the crowd cheering. You're almost home!

About two to five days prior to closing escrow, William Lyon Homes will take you on your New Home Orientation. This final walk-through is your first contact with your completed home. Remember to bring your Homeowners Manual and Warranty Guide, which you received when you signed your contract. And come prepared to take notes.
You'll meet your Warranty Service Representative whose job is to explain things in your home and see that everything has been done to the highest standards (ours and yours). You'll go over your Homeowners Manual and Warranty Guide together and review such basics as the location of utility and shut-off valves and how appliances work.
Allow at least two hours in your schedule for your New Home Orientation. It's best not to have distractions, so try not to bring your friends, kids or relatives.

Once Escrow receives the loan documents from your lender, they will prepare the closest possible estimate of the final amount of money due from you. Since Escrow cannot accept personal checks, you'll need to get a cashier's check or execute a wire transfer in preparation for your final appointment.
When you meet with your William Lyon Financial Services Officer to sign your final loan documents, make sure you bring valid identification such as a driver's license, passport, military i.d., as well as the final payment needed to close escrow on your new home.

Closing escrow occurs about one to three days after you sign your final documents. When both you and William Lyon Homes have met all escrow conditions, Escrow will authorize the release of your funds. They will instruct the title company to record the Grant Deed and the Deed of Trust, which will be delivered to the County Recorder's office. When your transaction is confirmed by Title, both Sales and Escrow will contact you with the good news that your escrow has closed.

Shortly after closing escrow, you will receive:
A copy of the final escrow statement with an accounting of monies spent on your behalf, along with any refund due. Keep this document for tax purposes.
A copy of your Grant Deed.
Your policy of title insurance.

Once you confirm that escrow has closed, feel free to run, skip or walk to your Sales Representative's office. The keys to your new home are waiting! You've accomplished one of life's most rewarding experiences.
