Like we mentioned above, a few days prior to closing escrow, we'll take you on your New Home Orientation. This final walk-through represents your first real contact with your completed home. You will meet with your Warranty Service Representative who will explain your new home in detail and see that everything has been done to meet your (and our) high standards. They'll also review aspects of your Homeowners Manual and Warranty Guide, which you received when you signed your contract. So remember to bring these documents with you. In addition, your Warranty Service Counselor will cover all the basics - from showing you where the utility and shut-off valves are to demonstrating how the appliances work. He or she will also explain exactly how to contact us once you have moved in.
Again, to get the most out of your New Home Orientation, it's a good idea to take notes. So remember to bring a notepad and pen, and leave your schedule open for a couple of hours
Set
Once Escrow receives the loan documents from your lender, they will prepare the closest possible estimate of the final amount of money due from you. Then, you'll want to move quickly. Since Escrow cannot accept personal checks, you'll need to get a cashier's check or execute a wire transfer in preparation for your final appointment.
When you meet with your Duxford Escrow Officer to sign your final loan documents, make sure to bring valid photo identification (such as a driver's license, passport or military identification), in addition to the final payment needed to close escrow on your home.
Go
Closing escrow occurs within three days following your New Home Orientation. When both you and William Lyon Homes have met all escrow conditions, Escrow will authorize the release of your funds. Then, they'll instruct the Title Company to record the Grant Deed and the Deed of Trust, which are delivered to the County Recorder's office. When your transaction is confirmed by Title, both Sales and Escrow will contact you with news of your closed escrow.
Shortly after closing escrow, you will receive:
- A copy of the final escrow statement with an accounting of monies spent on your behalf along with any refund due. (remember to keep this document for income tax purposes.)
- A copy of your grant deed
- Your policy of title insurance
